"Late in 2023, I got a notice from my mortgage company that my payment was going up due to the drastic increase in my flood insurance. I made several phone calls to prevent this change in my monthly finances, this process took an entire 48 period. I spoke to everyone including my insurance broker, the insurance company, the County’s planning commission and then FEMA. This was a nightmare. No one could give me the right answers. I spoke to all of my neighbors to seek out the best flood insurance policy and they let me know that they were not forced to carry it because our elevation put us out of the 100 year flood zone. Sure enough even the FEMA Map that they published had my property out of the flood plain. I then called all of the separate entities again to assure them that not only did I not need insurance but that none of the necessarily hoops that they wanted me to jump through were necessary either. To no avail they still wanted me to go through the long arduous process of doing a letter of map amendment (LOMA) and await their response. They don’t tell you how expensive it is and how to do it. I was at a loss but then I had gotten some good advise from a friend who works for a surveyor. He sent me his number and within five minutes I had a response from Mr. Neil Hibbs. I explained to him my situation and from there he jumped into action. Not only did he reach out to the experts, completely expediting the situation, but he knew the rules and process of getting it fixed like the back of his hand. Not only is Neil extremely good at his job but he is willing to help just about anyone in need. I’m happy to say that with his great expertise, I was able to get the map for my property amended and eliminate the need for flood insurance all together. I recommend Neil 10 times out of 10. Great customer service and support. Best in his field, hands down."

"Neil Hibbs is the land surveyor for my property and he also did 2 of my neighbors. He knows what he’s doing. Douglas County Building Department made several mistakes regarding the flood zone for my guest house. I am River front on the South Umpqua, so it is critical that it is correct. Neil has and continues to answer all of my questions and he explains everything so that we understand. Couldn’t ask for better customer service, he nails it every time."
